What is a DSCR loan?

Quick answer

A DSCR loan lets a real estate investor qualify based on a property’s rental income instead of personal tax returns. Most programs want a debt service coverage ratio of 1.0 or higher, a down payment of about 20 to 25 percent, and a credit score around 620 or above.

Take the monthly rent and divide it by the full monthly payment, meaning principal, interest, taxes, insurance and any HOA dues. A $2,200 rent against a $1,900 payment gives you a 1.16 ratio.

At 1.0 the rent exactly covers the payment. Above 1.0 is positive cash flow. Some programs still work below 1.0 if you put more money down.
