A DSCR loan lets a real estate investor qualify based on a property’s rental income instead of personal tax returns. Most programs want a debt service coverage ratio of 1.0 or higher, a down payment of about 20 to 25 percent, and a credit score around 620 or above.
Take the monthly rent and divide it by the full monthly payment, meaning principal, interest, taxes, insurance and any HOA dues. A $2,900 rent against a $2,500 payment gives you a 1.16 ratio.
At 1.0 the rent exactly covers the payment. Above 1.0 is positive cash flow. Some programs still work below 1.0 if you put more money down.
It takes personal income out of the file, which is usually the fastest route to a yes for a self-employed buyer or an active investor.
