Buy your next Charlotte rental using the income the property brings in, not your tax returns. I’m a mortgage broker right here in the Charlotte area, and financing self-employed borrowers and investors is what I do all day.
A ratio of 1.0 or higher means the rent covers the full payment, which is the heart of how these loans qualify. Example figures only.
Charlotte is one of the strongest rental markets in the Southeast, driven by a steady inflow of banking, tech and healthcare workers. Investors are buying condos and townhomes in Uptown, South End and NoDa, single-family rentals in Plaza Midwood, Ballantyne and University City, and long-term rentals out toward Steele Creek and Matthews. If you are self-employed or you already carry a few mortgages, conventional financing tends to get stuck on tax returns and debt-to-income limits.
A DSCR loan gets you past that. The lender looks at whether the property’s rent can cover its own mortgage payment, so your personal income never becomes the sticking point. You qualify on the deal itself.

A DSCR loan lets a real estate investor qualify based on a property’s rental income instead of personal tax returns. Most programs want a debt service coverage ratio of 1.0 or higher, a down payment of about 20 to 25 percent, and a credit score around 620 or above.
Take the monthly rent and divide it by the full monthly payment, meaning principal, interest, taxes, insurance and any HOA dues. A $2,600 rent against a $2,250 payment gives you a 1.16 ratio.
At 1.0 the rent exactly covers the payment. Above 1.0 is positive cash flow. Some programs still work below 1.0 if you put more money down.
It takes personal income out of the file, which is usually the fastest route to a yes for a self-employed buyer or an active investor.
Exact terms move around by lender and by property. Because I am a broker with access to a lot of non-QM programs, I match your scenario to the best fit instead of forcing it into one lender’s box.
| What lenders look at | Typical Charlotte guideline |
|---|---|
| Down payment | About 20 to 25 percent, with stronger files landing near 20 percent |
| Credit score | Usually 620 or higher; higher scores earn better pricing |
| DSCR ratio | 1.0 or higher for the best terms, with lower ratios possible using compensating factors |
| Property type | Investment properties only: single-family, 2 to 4 units, condos, townhomes and many short-term rentals |
| Cash reserves | Around six months of payments in reserve after closing |
| Vesting | Title can be held in an LLC with a personal guarantee |
I work with investors throughout Charlotte and the surrounding Mecklenburg County area, including these neighborhoods and nearby towns.
No. A DSCR loan qualifies you on the rental income the property produces, not your personal income, so tax returns, W-2s and pay stubs are usually not required. That is what makes it such a good fit for self-employed investors and business owners around Charlotte.
Most programs want a ratio of 1.0 or higher, which means the rent covers the full payment. Some lenders go below 1.0 if you put more down or bring other strengths. As a broker, I can match your property to the program with the ratio that fits.
Plan on roughly 20 to 25 percent, depending on your ratio, credit score and the property. A stronger ratio and higher credit push you toward the 20 percent end.
Yes. DSCR programs finance warrantable condos and townhomes, which make up a large share of Charlotte’s rental inventory in Uptown, South End and Dilworth. Non-warrantable condos can still work with the right lender, which is one place a broker really helps.
Yes. Many DSCR programs allow short-term rentals, which is popular for properties near Uptown, the airport and major attractions. Qualifying income can be based on market rent or short-term rental projections.
Yes. DSCR loans usually let you hold title in an LLC with a personal guarantee from the members, which is popular with investors building a rental portfolio in the Charlotte area.
Send me the address and the rent, and I’ll run the DSCR and show you real options, usually the same day.
