What is a DSCR loan?

Quick answer

A DSCR loan lets a real estate investor qualify based on a property’s rental income instead of personal tax returns. Most programs want a debt service coverage ratio of 1.0 or higher, a down payment of about 20 to 25 percent, and a credit score around 620 or above.

The formula

Take the monthly rent and divide it by the full monthly payment, meaning principal, interest, taxes, insurance and any HOA dues. A $2,600 rent against a $2,250 payment gives you a 1.16 ratio.

At 1.0 the rent exactly covers the payment. Above 1.0 is positive cash flow. Some programs still work below 1.0 if you put more money down.

Do I need tax returns to qualify?

No. A DSCR loan qualifies you on the rental income the property produces, not your personal income, so tax returns, W-2s and pay stubs are usually not required. That is what makes it such a good fit for self-employed investors and business owners around Charlotte.

What DSCR ratio do I need in Charlotte?

Most programs want a ratio of 1.0 or higher, which means the rent covers the full payment. Some lenders go below 1.0 if you put more down or bring other strengths. As a broker, I can match your property to the program with the ratio that fits.

How much do I need to put down?
